What are the steps from contract to closing on my property?
Once we receive the contract, we order and review the title, clear any requirements, obtain payoffs, estoppels, and order a survey if needed. We then coordinate seller signing, followed by buyer signing, and finalize everything for closing.
If I’m married and the property is my primary residence, does my spouse need to sign?
Yes, in Florida, a spouse must sign even if they are not on the Warranty Deed.

When can I expect final figures for my closing?
Your assigned Closer will send you an email a day or two before your closing date and after they have balanced with your lender that gives the exact number of proceeds you will need to bring to closing.
I have an existing survey, can it be used?
Yes! As long as it is legible and no structural changes have been made or fencing has been added, we can use your existing survey.
If I have signed, but my lender hasn’t funded, can I still get my keys?
Unfortunately, we are not permitted to give keys until all funds have been received.
